What this site does
lbttcalculator.com provides free, unofficial calculators for Land and Buildings Transaction Tax (LBTT) — the property transaction tax paid in Scotland. The site exists because buyers kept finding calculators using the old 6% Additional Dwelling Supplement (ADS) rate. Every calculator here uses the current 8% ADS rate (since 5 December 2024) and rates checked against Revenue Scotland guidance.

How we work
Calculations are done in your browser from the published tax bands — we do not ask for personal details or sign-ups. Rates are reviewed whenever the Scottish Budget changes them and at least once a year. The methodology is set out on the How We Calculate page.
